Position Overview:

This position is responsible for supporting the Director of Land Development in managing the development of communities. Important functions include management of project startups, including bidding, contracting, permitting, and regulatory compliance. This position will be responsible for office-based support of development field staff across multiple communities to ensure new communities are delivered by plan.

Responsibilities

  • Assist with the delivery of communities to the company’s sales and construction departments in accordance with business plan and operational excellence expectations.
  • Ensure permitting and field support are optimized for each community.
  • Responsible for procurement and timely release of financial assurances, permitting, and regulatory compliance of land development jobs.
  • Coordinate proactive solutions and action plans with land development staff to ensure jobsites are developed ahead of or on schedule.
  • Coordinate with development field staff, contractors and entitlement staff on value engineering scopes of work during bidding process.
  • Coordinate with and assist field staff to complete development plan take-offs and development budget generation.
  • Ensure timely completion of land development activities and successful opening of community and receipt of permit approval by all agencies having jurisdiction.
  • Creatively problem solve field issues with consultant and management as needed.

Qualifications

  • At least 5 years of residential land development experience.
  • At least 3 years of homebuilding experience is preferred.
  • Experience working with municipalities permitting progression processing and standards for development construction.
  • Experience working with trades, crafts and equipment needed to complete the job.
  • Experience within the construction industry including construction cost, materials, products, methods, trades, and equipment.
  • Experience working with blueprints, construction drawings, and addendums.
  • Experience managing and training support staff.
  • Ability to adapt, multi-task and prioritize without compromising quality of work or project deadlines.
  • Proven organization skills in a high-paced work environment.
  • Experience using Outlook, Excel, Word, Power Point, MS Project and ability to learn new software.

Typical Physical and Mental Demands:

  • Must be able to read, write, and speak fluently in English. Spanish language skills are helpful.
  • Employees in the position are required to be able to hear and have sufficient vision to utilize all office equipment.
  • Use of hands and fingers is required to utilize standard office equipment.
  • Use of feet and legs required to walk, climb and maneuver within construction sites.
  • Requires occasional lifting up to 50 pounds.

Working Conditions:

Work is performed in a typical office environment and may involve the use of standard office equipment. Regular field visits are expected. Fast paced environment subject to numerous schedules and priority change and short notice activity.
